A deposit is required to confirm your reservation at Canoe Cove. Your booking will be considered “on hold” until the deposit is received. This deposit is due within 14 days of booking to confirm and guarantee your reservation. Failure to make a deposit payment during this time will result in a cancellation of your booking. During the “Low Season” period there is a 5-night minimum stay and for “High Season” and “Holiday” periods there is a 7-night minimum stay. ALL RATES ARE QUOTED IN $USD AND ARE SUBJECT TO CHANGE, PLEASE CONFIRM BEFORE BOOKING.
Deposit: The amount of this deposit is 25% of the total rental amount. For Holiday periods (Thanksgiving, Christmas, New Years and Easter) we will require a deposit of 50% of the total rental amount. Your deposit constitutesyouracceptanceandagreementtothetermsandconditionsstatedinthisdocument. Thus,by submitting the rental deposit the Party Leader is stating that all persons occupying the accommodation have accepted the Terms & Conditions of this Rental Agreement.
Final payment: Final payment (balance) is due 60 days prior to scheduled occupancy. For Holiday periods – Christmas & New Years, the final payment (balance) is due 120 days prior to scheduled occupancy. For Holiday periods – Easter & Thanksgiving, the final payment (balance) is due 90 days prior to scheduled occupancy.
Cancellation/Reservation Change Requests and Refunds
There are no refunds for cancellations made within 60 days prior to scheduled occupancy. For cancellations made 61 or more days prior to scheduled occupancy, we will refund all deposits less a 20% cancellation fee. For Holiday periods – Christmas & New Years there are no refunds for cancellations made within 120 days prior to scheduled occupancy. For cancellations made 121 or more days prior to scheduled occupancy, we will refund all deposits less a 30% cancellation fee. For Holiday periods – Easter & Thanksgiving there are no refunds for cancellations made within 90 days prior to scheduled occupancy. For cancellations made 91 or more days prior to scheduled occupancy, we will refund all deposits less a 30% cancellation fee. For reservation change requests, we will make every effort to accommodate your request, but we cannot guarantee that such requests will be met.
Damage Deposit – $1,500.00
A damage deposit is required upon final payment; this will be refunded if no damage occurs during your stay. If partial damage does occur (breakage, damage, extraordinary cleaning, etc.) the Property Manager will assess an appropriate amount. Please note that there is absolutely NO SMOKING allowed inside of the villa (bedrooms, bathrooms, balconies, tv room, living room, patio, office, gym, treatment room, kitchen). Smoking will only be permitted at the Gazebo and on the lawn areas outside of the Villa.
Unfortunately, unexpected events do occur; therefore, we recommend that you cover your investment from unforeseen circumstances that may arise prior to your trip apart from Force Majeure. There will be no refunds granted for late arrivals or premature departures. Be advised that Canoe Cove makes no claim regarding any insurer’s service or coverage.
Canoe Cove rental prices include: utilities, cable, internet, Villa Staff Services (Chef, Butler, Housekeeping & Grounds), paper & soap products and 24hr security. Not included are additional staff other than noted e.g. nannies, food & beverage and most incidental personal services. Also, specifically excluded from the rental price are damage deposit, car & chauffeur, airport greeting & transfers, rental cars, massage & spa treatments, tennis pro, sightseeing tours, water sports and private boat excursions. If such services are required, they are payable directly to the person/s providing those services. Most groceries can be paid via Visa or MasterCard, however, you may be required to use cash for some of your fresh produce or specialty items. In addition, plan to pay your gratuity monies in cash (US or Jamaican dollars). Staff Gratuity at the end of your stay is a recommended 10% of the Villa Rental in High Season and 15% in Low Season.
NOTE: Check-In time is at 3:00pm & Check-Out time is at 11:00am.
We do not exceed double occupancy per room (i.e. 7 bedrooms = max 14 guests). Children 2 years and older are included in the Guest count. Only the persons named in the Booking are entitled to stay at the Villa without prior arrangement. If individuals are added to the party, you agree to notify Canoe Cove immediately and wait for written approval. The number of persons occupying the Property must not exceed the number stated in the Reservation Invoice. We rent to responsible adults and family groups only. If the villa is booked with a reduced number of bedrooms, at a reduced price, then the rooms that are not included in the booking will remain locked. Please note that there are absolutely no house parties or functions such as weddings and birthday parties allowed at Canoe Cove without advance written permission. Only Guests that are booked to stay at Canoe Cove are permitted to use the facilities. PLEASE NOTE: ALL OUTSIDE GUESTS AND/OR SPECIAL REQUESTS MUST BE APPROVED IN ADVANCE BEFORE TRAVEL.
*Limitations of Liability: Note that you are expected to use reasonable caution while living in a foreign country in a house that is located on the beach and with a swimming pool. There is no warranty of safety made by the owner(s), management, agents and staff of Canoe Cove. Transportation carriers or other service providers are independent contractors and not agents or employees of Canoe Cove. Thus, Canoe Cove is not liable for the acts, errors, omissions, representations, warranties or negligence of any such suppliers or for any personal injuries, death, damages or loss resulting there from.
